When someone buys a house to fix up, they usually know there is a fair amount of "fixing up" to do. With this new Somers Point homeowner, that was exactly the case. They bought an older house in Somers Point, and knew they wanted to fix it up and eventually resell it.
When they looked around they noticed a lot of things had to be done, but some of the most immediate and important things that had to be taken care of were the air conditioner, heating equipment, and hot water heater.
There were 2 HVAC units in the house already. They had 2 80% AFUE systems, one located in the attic, and another in the basement. The one downstairs was VASTLY oversized, and had burned out as well. The one up in the attic didn't even have a blower fan. It was clear that both of them needed to be replaced. They also had an old atmospheric hot water heater in the basement that wasn't getting the job done anymore either.
We replaced the atmospheric hot water heater with a new Bradford White Energy Star Power Vent Hot Water Heater. This allowed us to vent the exhaust with pvc, similar to a dryer vent, rather than the chimney, which needed to be condemned.
When it came to the HVAC units, we replaced the 80% AFUE rated 100,000 BTU system in basement with a 95% AFUE rated Energy Star Payne Comfort Natural Gas Furnace and air conditioner. In the attic we installed an 80% AFUE rated 60,000 BTU Payne Comfort Series Furnace, and installed a new roof jack for the exhaust venting.
The homeowner was able to use a $1250 rebate towards the new energy efficient equipment. New Jersey sometimes will award a homeowner with a rebate when they are installing this new energy efficient equipment. It helps reduce energy, keeps the environment clean, and helps out your wallet. They have also seen a reduction in energy cost already. Being that their old heaters were running on their last legs, this isn't a surprise. This will make a huge difference for whoever the homeowner is down the road.
The house isn't completely ready for resale yet, but these key components have now been taken care of. It will dramatically help the resale value of the home, and they can list their house as a green energy home now!
