When to get Your Jersey Shore Home Ready

Baller Shore House.jpgEveryone has their own favorite time to get their shore home ready- and a lot depends on the time you will spend there this summer, and how much time it might be rented out to other vacationers.  But is there a best time?

The “best” time depends a bit on the weather, and what you have to do to open up your home for the season.  While most rental agencies determine Off-season to be from November through April, May starts to see a spike in rental prices, with rates peaking in June, July and August.  With most colleges letting out for summer in early May, you can start to see activity at the Shore really build beginning May 1!

For most people, typical chores to open the shore home include:

  • Getting a tuneup for your heating and cooling system
  • Checking and Installing window air conditioners
  • Checking for any leaks or plumbing issues
  • Remove storm windows/install screens
  • Make sure all exterior plumbing working well
  • Rinse off any patio furniture and put it out
  • Wipe down the kitchen, make sure everything is in good shape and the pantry/kitchen/laundry room is well stocked with cleaning supplies and other necessities

Based on the rental rates and typical weather patterns, you could start opening up your beach house as early as the weekend of April 1, 2017. That would give you a great start to the season, and have the home ready to go when people want to start renting homes and enjoying the shore in earnest, starting May 1.

The biggest rate limiting step for most people is trying to figure out when to install window air conditioners!  If you do it too soon, the poor insulation will mean the place will be colder than it has to be and you’ll waste money on heating. If you wait too long, the weather gets toasty and everyone is uncomfortable, which is no fun at all, either.
